●動き出す23区内最大の再開発プロジェクト
都営大江戸線「築地市場」駅から地上に出ると、仮設フェンスで区切られた一角が目に飛び込んでくる。かつての魚河岸、築地市場跡地だ。世界最大級の取引規模を誇った同市場は2018年に豊洲に移転し、現在は更地となっている。浜離宮恩賜庭園と隅田川に面し、銀座エリアにも近接する都内の一等地の再開発に向け、東京都はこのほど民間企業からの事業提案を募集し、8月31日に受付を終了した。
翌9月1日の定例記者会見で小池百合子都知事は「複数のグループから提案を受け付けた」と表明。
今後は外部有識者委員会による審査作業が進められることとなる。
再開発の対象地区はおよそ20ヘクタールに上り、東京ドーム4個分に相当する。東京都は19年3月に今後の将来像などを示した「築地まちづくり方針」を策定。そのなかで土地の利用方針として、大規模な集客・交流施設や、展示場機能を備えた国際会議場、上質なホテル、水辺を活用した「にぎわい空間」を整備する構想が示されている。事業予定者は24年3月頃に決定される見込みだが、再開発はこれまでに示された方針を踏まえて行われることとなりそうだ。
The Nihon Keizai Shimbun reported on the outline of a proposal submitted by a consortium of companies led by Mitsui Fudosan regarding the redevelopment project of the former Tsukiji Market site.
The project, which includes the construction of a multipurpose stadium and in which Yomiuri Shimbun Group Headquarters is participating, is said to have a total project cost of 800 billion yen to 900 billion yen.
Nikkei reports that in addition to Mitsui Fudosan, Yomiuri Shimbun, Toyota Fudosan, Kajima, Taisei Corporation, Shimizu Corporation, and Takenaka Corporation will invest in the special purpose company (SPC) that will be the main body of the project. Toyota Motor Corporation and Asahi Shimbun will also participate in the redevelopment project.
